Buying Costs and Procedures
- The purchase price includes the estate agent's commission. Additionally you
will have to pay a registration fee if you take out a French mortgage. Purchasers
are also liable for the notaire's fees and Government taxes. The notaire's fees
are on a sliding scale depending on the purchase price. The total cost to the
buyer usually works out at around 8 - 10 per cent on top of the of the purchase price.
- The majority of our purchasers do not require French loans but we do have good
connections with local financial sources and we will happily advise you.
- You should remember that you must pay ten per cent of the purchase price on
signing the comprornis de vente followed by the balance including all fees, taxes
etc, on the day you sign the acte de vente. Therefore you will need to open a
French bank account and transfer all necessary monies before the appointed day.
- Once you have signed the comprornis de vente, (we provide a lull English
translation), you are committed to proceeding or losing your ten per cent deposit.
The only exception is if where you have stated on the comprornis that the purchase
is subject to raising a loan on the property. If you fail to raise a loan, the
contract can be annulled.
- It is normal for both vendor and buyer to use the same notaire because he or
she is appointed by the State to convey properties. Notaires however act increasingly
as estate agents which potentially leads to a conflict of interest. If you buy
through L'Abri-Tanique Residential, you will avoid any such possibility.
- We will advise you on appointing a notaire, arrange estimates for repairs and
renovations, if necessary. We will also negotiate with EDF, the gas and electricity
supply company and France Telecom as well as accompanying you to the signing of the
Acte de Vente, which is the completion of the purchase. We will also translate as
necessary
